Digitalization opportunities in real estate asset management
Current developments in the real estate sector – volatile markets, digitalization, social upheaval – pose major challenges for real estate asset management. An exclusive focus on the immediate increase in yield and property value alone will no longer be sufficient in the future.
Factors such as sustainability, regulatory requirements, reputational risks and liability issues are becoming increasingly important. Tenant satisfaction also takes center stage. Increasing demands on the property call for a new balance between tenant satisfaction and economic efficiency. Last but not least, the growing reporting requirements are creating additional workload.
Quick and easy access to relevant data and facts as a basis for decision-making is becoming more important. With the LineMetrics monitoring platform, existing buildings can be retrofitted wirelessly and the opportunities of digitalization can be easily exploited. Any building data is recorded and displayed “live” on a central platform. Asset managers can work and make decisions based on data.
Challenges
- Increasingly volatile markets and more complex decision-making
- ESG issues are becoming increasingly important and must be implemented and demonstrated
- High regulatory pressure and extensive reporting obligations
The leading platform for existing buildings

Long-range wireless sensors record data for over 50 use cases. These are transmitted to the LineMetrics Cloud via mobile communications and can be analyzed there or transferred to other systems via API.
50+ use cases in one scalable platform
Enough of isolated solutions! The LineMetrics modular system enables a wide variety of use cases to be combined and can be easily expanded at any time.
Complete system from sensors to data analysis
LineMetrics combines measurement technology, data transmission, evaluation, data storage and much more in one. You only ever have one contact person for all questions.
Retrofit any building wirelessly
Wireless sensors and gateways with SIM cards make cables and IT superfluous. Simple, Europe-wide roll-out without reception problems.
Add to existing BMS at low cost
Add new measuring points and applications to your existing building management system: easy to integrate, also as a rental model .

Reduce and allocate energy costs
Energy consumption, particularly for heating, cooling and ventilation, is one of the biggest cost factors in day-to-day operations. HVAC and BMS are often no longer adapted to the current usage behavior or structural adaptations after their initial implementation. Substantial savings can be achieved with the relevant data, especially on indoor climate and room utilization.
The same applies to the billing and rebilling of costs: due to a lack of transparency and detailed data, high consumption by an individual tenant, for example, has to be passed on to the tenant community. The operating costs of vacancies cannot be precisely quantified either. This increases the general operating costs.
Reduce costs in technical FM
The maintenance and servicing of technical systems can be carried out much more efficiently: based on actual requirements instead of at fixed intervals. In a first step, faults in technical systems such as elevators, heating, ventilation, air conditioning, etc. can be read out digitally and displayed in real time on a platform. This enables a rapid response and reduces manual checks.
Predictive maintenance goes one step further. Vibration patterns and noises from the systems are monitored and anomalies are automatically detected. This means that inspection intervals can be extended and maintenance can be better planned or carried out before complete failure.
- Remote monitoring of technical systems
- Predictive maintenance – predictive maintenance

Demand-oriented cleaning and saving
Cleaning is another major cost factor in building operation. These were carried out far too often at fixed intervals, regardless of whether or how much the premises in question were used. No wonder that it is often claimed that cleaning companies make most of their money from the surfaces that they do not (!) clean.
Anonymous monitoring of actual building utilization quickly reveals the savings potential. While parts of the building are used intensively, other areas are hardly used or not used at all. This data can now be incorporated into the cleaning service: All types of cleaning, from maintenance cleaning to basic cleaning, can be individually planned – and often reduced.
- Monitor room utilization and usage
- Cleaning Services On-Demand
ESG: focus on sustainability
The trend towards sustainability has also reached the real estate sector: ESG (Environment, Social, Governance) is becoming an increasingly important topic. The industry expects a significant increase in investments in sustainable real estate and higher returns in this area in the long term.
On the one hand, this requires optimizations and efficiency increases in ongoing operations and, on the other hand, these must also be continuously monitored, documented and accurately reported. A wide variety of building data, for example on energy consumption, forms the basis for this.

Working environment as a competitive factor
Satisfied, productive and healthy employees determine the success or failure of a company. Senior management is becoming increasingly aware of the importance of an optimal working environment. In addition, more and more studies are showing that the indoor climate has a substantial influence on the spread of coronaviruses and influenza viruses.
A demonstrably good indoor climate and high air quality can therefore significantly improve the attractiveness of properties, rental income and returns.
Reducing risks and liabilities
The operation of buildings and systems entails great responsibility. The health of users, high costs, legal problems and damage to the image of owners/operators are at stake.
Current and historical data enables damage to be avoided, risks to be better assessed and costs to be planned more accurately. In transactions, a solid database can reduce risks and thus increase value. In the event of legal disputes and liability issues, proof of an appropriate monitoring or control system is particularly valuable.
- Immediately detect fires, water ingress, leaks and the risk of mold
- Preventing legionella in drinking water
- Monitor technical systems, doors and entrances
- Verify the indoor climate in accordance with the Workplace Ordinance
